Virtú Investments is pleased to announce the acquisition of Summerlinn, a 94-unit, Class B/B+ townhome community located in the sought-after suburb of West Linn, Oregon, a high-barrier-to-entry market within the Portland MSA.
Built in 2000, Summerlinn is a distinctive low-density multifamily community featuring spacious two- and three-bedroom townhomes with attached garages and private entries. This layout offers a residential experience comparable to single-family living. Community amenities include a resort-style pool, modern fitness center, resident lounge, and gated access, enhancing the overall appeal for lifestyle-oriented renters.
The acquisition supports Virtú’s broader strategy of investing in irreplaceable suburban assets located in supply-constrained markets. Suburban Portland is entering a no-supply era following a period of elevated deliveries, with only 113 new units currently under construction across the entire MSA and none in West Linn through 2026. Summerlinn is therefore well positioned for sustained renter demand, consistent revenue performance, and long-term value creation.
The transaction was completed as a joint investment between the Virtu's open-end Evergreen Fund and closed-end Opportunity Fund V, demonstrating the firm’s ability to strategically deploy capital across complementary vehicles. Both funds will benefit from an investment strategy focused on stable income, asset durability, and value creation through targeted operational enhancements and opportunistic market timing.
Virtú plans to implement a targeted capital improvement program, including interior unit upgrades and common area enhancements, to further enrich the resident experience and maximize asset performance.
